Step 1: Talk to a lender before you look
A pre-approval tells you your actual budget and makes your offer credible. It usually takes a day or two, and a local lender who closes in this market is worth more than an online rate quote by a few tenths of a point.
Step 2: Know your loan options
USDA Rural Development loans allow zero down in eligible rural areas — which covers much of Itawamba County. FHA allows lower credit scores with 3.5% down. VA is zero down for eligible veterans. Conventional can go as low as 3% down for qualified first-time buyers.
Step 3: Shop with a plan

Expect to bring a cashier's check or wire, a photo ID, and about an hour. Never accept wire instructions from an email without calling the closing attorney's office at a number you looked up yourself.
