What an automated estimate can't see
An algorithm works from records. It does not walk your property line or drive your access road.
- Whether access is deeded or a handshake through a neighbor's field
- How much of the acreage is wet, steep or in the floodplain
- Whether power and water are at the road or a quarter mile away
- Whether the timber has already been sold
- Road frontage, and whether the tract can be split
Where the big sites genuinely help
We're not anti-technology. National sites are where most buyers start, so your tract needs to be there and needs to look good there. We use Zillow Showcase-style presentation and aerial photography on purpose, because that is where the traffic is.
The difference is that the price comes from local closings and the marketing comes from knowing which buyers to call.
A fair way to decide
Get both numbers. Run the automated estimate, then get a local per-acre review, and compare the reasoning behind each. If the online number is right, we'll tell you so.
